how fast the rbnz will cut rates over the coming year while there are reasonable arguments on both sides one thing that i m conscious of is what s happened to mortgage rates even though the rbnz has only cut the ocr by 25bps thus far borrowing costs for households have fallen much more sharply since 31 july before the rbnz s august ocr cut one year fixed mortgage rates have fallen by around 60bps and two year fixed mortgage rates have fallen by 75bps it s also worth noting that borrowers have been rolling on to shorter fixed term mortgages over the past year in anticipation of rate cuts that means that although it will take time for rate cuts to ripple through the economy by the end of this year close to half of all borrowers will have rolled on to lower rates westpac new zealand kelly issue for representatives on both sides of the aisle to combat this the administration made two announcements last week on two successive days first the president announced steps to ban large institutional investors from buying any additional single family homes stating people live in homes not corporations single family rentals account for 10 of all homes this action targets corporate buyers who control 1 000 homes e g large private equity firms that have amassed rental portfolios which serve to limit inventory available to aspiring individual home buyers particularly in major metropolitan areas thoroughout the country just one day later on january 8 the president directed fannie mae and freddie mac to purchase up to 200 billion in mortgage backed securities mbs which drove down the 30 year fixed rate mortgage basis and actual rate by 15 basis points essentially the gses are doing their own version of qe by purchasing mbs subsequent to us treasury ending their purchase program for mbs market reaction has been positive for housing related stocks 30 year fixed mortgage rates fell below 6 the lowest in nearly three years homebuilders like lennar d r horton and pultegroup rallied 12 building products rallied 4 10 mortgage lenders such as rocket companies rkt united wholesale mortgage and loandepot rallied 10 20 meanwhile the institutional home rental companies faired poorly as invitation homes american homes 4 rent dropped nearly 8 while home rental reits fell by a similar amount marathon asset management has been a big buyer of residential loans resi credit is a big part of the structured finance marketplace which includes agency and non agency mortgages including primary mortgages and 2nd lien including home equity loans on the margin these actions make homeownership more affordable and more attainable with the current administration there is never a boring day in washington last week was yet another example as to how fast policy is influencer mortgage broker helping growing higher income families make wise property choice decisions via smart lending structuring advice 27 188 followers 1y report this post rate matters but there s much more to sound mortgage structuring as many clients continue to roll off fixed rates particularly with multiple rate cuts and tighter cash flow for families clients are increasingly reviewing their loan structure in tune with banks finally starting to compete again to win new customers some banks have been fighting to keep customers at 11 59 p m throwing the kitchen sink with a great deal once they know they are leaving but for the most part banks fighting to keep you have not been the case for the last couple of years recently home loan pricing has looked much better for investors and to a limited extent homeowners however when people look at their mortgages they often focus solely on the rate not all the other arguably more important parts of a sound mortgage strategy often the simplest structure change to reset your loan term from for example 26 years back to 30 years would reduce your repayments from 6 200 to 5 750 a month per 1 000 000 of debt and in turn keep 5 400 a year in your offset account secondly with better valuations which are often possible cash flow could give you a buffer and the potential to consider other things such as renovation and investment with the continued attack on the tax advantage to superannuation and limits on concessional contributions often being maxed out already the need and desire to invest more makes sense whether buying an investment property or building a share portfolio outside super it s always wise to consider releasing equity rather than buying shares with cash and reassessing any shares you own or acquire through workplace employment share schemes to optimise tax deductibility mortgage strategy is an ongoing exercise in tinkering tweaking and optimising to lower rates protect tax deductibility create opportunity and best manage repayments if you haven t in the last 12 months it makes sense to do a once over while further rate cuts are likely to come you should know what s best to do now or decide to review again six months post more no more previous content no more next content 74 like comment share copy linkedin facebook x anushka rathod forbes 30u30 asia and india i make finance fun author the money guide 2 mn community 115 900 followers 1y report this post this one decision can save you 35 lakhs on your home loan sounds too good let s break it down say you ve bought a house worth 1 crore with a 20 year loan at 9 you end up paying 2 15 crore that s 1 15 crore in interest more than the house itself sounds heavy it is in most home loans the interest ends up costing more than the house itself but now there s some relief so rbi just cut the rates by 50 bps rate the third time this year that s a total cut of 1 which is great news if you have a home loan as we know when rbi cuts rates banks are expected to follow by reducing lending rates this affects both existing floating rate home loans and new ones now your bank will likely offer you two choices either reduce your emi or reduce your loan tenure so what should you choose let s break it down with numbers loan amount 1 crore original interest 9 5 now 8 5 tenure 20 years 240 months option 1 lower emi emi drops from 93 213 to 86 782 you ll save approx 15 lakhs in interest over time but you ll still be paying for 20 years option 2 keep emi same reduce tenure tenure drops from 240 months to 202 months loan finishes nearly 3 years earlier total interest drops to 80 lakhs instead of 1 15 crore that s a saving of around 35 lakhs now you re probably thinking why would anyone not pick the second one exactly most people just go with lower emi because it feels lighter but saving 35 lakhs is a serious win and oh and while this is good news for borrowers on the flip side fd rates will also come down so if you were planning to lock your money in an fd do it now before banks revise those rates too homeloan indianeconomy more no more previous content no more next content 390 35 comments like comment share copy linkedin name for new home construction slipped 0 5 in september on falling multifamily starts single family starts moved higher all regions besides the northeast reported fewer starts overall single family starts rose 2 7 in september after august starts were revised up to one million starts have trended above one million for eight of the last 11 months builders pivoted back to single family construction in late 2023 after a slump that began in late 2022 but continue to hit the one million unit speed limit larger builders have been able to offer mortgage rate buydowns and other incentives to help sidelined buyers according to the national association of home builders nahb about 62 of builders were offering sales incentives in october up slightly from september mortgage rates have not fallen as much as potential buyers had hoped this month but they have remained below 7 since june falling mortgage rates have motivated more refinancing activity rather than new home purchases some potential buyers are still holding out with the expectation that rates will go lower however the 30 year fixed rate mortgage ticked back up to 6 4 in mid october refinancing activity slumped on the news starts for multifamily five units or more buildings dropped 4 5 in september which translated to a 15 7 annual drop as more multifamily units are completed builders are holding back from starting new projects multifamily units under construction have fallen from a record high of one million back in 2023 to 825k in september the current completion rate is the highest since the early 1970s but the pipeline is drying up all the supply coming on line is helping alleviate rental costs in many markets but the reprieve will be short lived because the number of building permits issued is falling separately builder confidence rose for a second consecutive month but remained in pessimistic territory according to the nahb all components of the index rose while sales expectations remained in optimistic territory for the second consecutive month builders expect stronger sales in six months due to lower mortgage rates and future cuts in interest rates the housing market s historical interest rate sensitivity is especially evident in its inability to take off in this supply constrained environment demographic tailwinds will support residential investment growth in 2025 as long as interest rates trend lower a bump from hurricane rebuilding tends to show up in investment data a few months later builders are constrained in how quickly they will be able to ramp up while interest combined with stronger than expected core and services inflation it s clear that underlying price pressures remain persistent this raises a key question could the bank of england hold the base rate higher for longer than markets expected only a few weeks ago markets were pricing in up to four rate cuts this year that now looks overly optimistic with huw pill already signalling a more cautious approach today s figures could shift expectations down to three cuts or fewer what does that mean for borrowers we ve already seen swap rates which heavily influence fixed rate mortgage pricing start to climb in recent days that s likely to continue as markets reprice the path of monetary policy lenders had been reducing mortgage rates recently that trend could now pause or even reverse some lenders might reprice upwards modestly while others hold off on further reductions until there s more clarity in short the outlook for rate cuts just got cloudier while we don t expect a sharp rise in
